Roof Replacement Bids in South Florida
On BiiDiT, homeowners in Miami-Dade, Broward and Palm Beach counties show their roof in a short video and answer a few questions from Mike, BiiDiT's home-improvement advisor. Roofing contractors in their area send bids, and the homeowner compares and chooses. Contractors usually start sending bids within 24 hours.
What to show in your video
- The whole roof from the ground, from every side of the house you can reach safely. Never climb onto the roof to film it.
- The roof type — shingle, concrete or clay tile, metal, or a flat roof — and close-ups of missing, cracked or lifted pieces.
- Leaks or stains on ceilings and walls inside, and the attic if you can look in safely.
- Anything on the roof: skylights, vents, solar panels, AC units, satellite dishes, gutters.
- In your own words: what happened (age, a storm, a leak, an insurance or home-sale inspection) and what you want done.
What affects the price in South Florida
Every contractor prices their own bid from what your video shows. Mike understands, contractors price, the market decides. These are the things that usually make the difference:
Roof size and shape
The area of the roof, how many slopes, valleys and hips it has, its pitch and the height of the house.
Roof type and material
Asphalt shingle, concrete or clay tile, standing-seam metal, or a flat / low-slope system — each is installed differently and takes a different time.
High-Velocity Hurricane Zone (HVHZ)
Miami-Dade and Broward counties are in the HVHZ of the Florida Building Code, which sets stricter rules for roofing materials, underlayment and how the roof is attached. Palm Beach County is outside the HVHZ but is still a high-wind area.
Product approval
Roofing products used in the HVHZ must be approved for it — usually shown by a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval that covers HVHZ use. Elsewhere in Florida products need Florida Product Approval or a Miami-Dade NOA.
What is under the old roof
Old layers have to be torn off and hauled away, and rotten roof decking found during tear-off is replaced, which can change the scope.
Permits and inspections
A roof replacement needs a building permit from the city or county, with inspections during the job.
Season and demand
Hurricane season runs from June 1 to November 30, and schedules fill quickly after a storm.
Permit and product approval notes
- Re-roofing in Florida generally needs a building permit from your city or county building department. The contractor usually applies for it.
- Ask which products will be used and for their Miami-Dade NOA or Florida Product Approval number.
- A wind mitigation inspection after the work can document the roof’s wind-resistance features for your home insurance company.
Checking the contractor
Contractors are verified before they can bid — licensed trades are checked against their Florida license. Handymen are labeled as handymen, not licensed contractors. Before you hire, always check the contractor’s Florida license — you can look it up at myfloridalicense.com.
Questions
Do I need a permit to replace my roof in South Florida?
Yes. Replacing a roof generally needs a building permit from your city or county building department, with inspections during the job. The roofing contractor usually applies for the permit.
What is the High-Velocity Hurricane Zone (HVHZ)?
It is the part of the Florida Building Code that covers Miami-Dade and Broward counties. It sets stricter requirements for roofing materials, underlayment and attachment because of hurricane winds.
What is a Miami-Dade NOA?
A Notice of Acceptance (NOA) is a product approval issued by Miami-Dade County showing that a product, such as a shingle, tile or underlayment, meets the county’s high-wind requirements.
Can I get bids without anyone climbing my roof first?
Yes. Contractors bid on what your video shows and what you tell Mike. The contractor you choose may want to inspect the roof before you sign an agreement, and the final price is agreed between you and the contractor.
How soon will I get bids?
Contractors usually start sending bids within 24 hours. You compare them side by side and decide if and whom to hire.
Does BiiDiT do the roofing work?
No. BiiDiT is a marketplace: contractors in your area send bids, you compare and choose, and the agreement is between you and the contractor. Before you hire, always check the contractor’s Florida license — you can look it up at myfloridalicense.com.
